Business Plan for Fort McPherson, Atlanta, Georgia - On behalf of the Fort McPherson Planning Local Redevelopment Authority (LRA), we analyzed the market demand for residential and commercial development as part of the conversion of this historic 488-acre military facility to civilian use. We also prepared a detail pro forma of the costs and revenues from the future redevelopment which served as the basis for the initial negotiations to acquire the facility from the U.S. Army.

Visitation Analysis and Business Plan for Jekyll Island Authority, Jekyll Island, Georgia - The Jekyll Island Authority is a state authority with responsibility for managing this 4,000+ acre historic barrier island on Georgia’s Atlantic coast. Jekyll Island contains many unique historic and natural assets and amenities and is one of only four islands on the Georgia coast that can be accessed by car. The Authority must be financially self-sustaining, and engaged Bleakly Advisory Group to analyze historic visitation patterns on the island and prepare a business plan which could guide the future operation of the island.

Business Plan for Fort Gillem, Forest Park, Georgia - The Fort Gillem Local Redevelopment Authority engaged our firm to prepare an assessment of the market demand for the conversion of the 1,200+ acre Fort Gillem from military to civilian use. We examined the demand for office, retail, industrial and residential uses at a converted facility. We also prepared detailed pro formas of the redevelopment of Fort Gillem following its conversion which are an integral part of the business plan for the transfer of the
facility from the US Army to the LRA.
